What our office renovation in Dubai covers

REDO is a licensed office renovation company in Dubai. We renovate and refit offices of every size, covering new layouts, partitions and ceilings, flooring, electrical and AC works, lighting, joinery and furniture. The building work is rarely what worries a business owner most. The harder questions are how the team keeps working while it happens, which approvals the landlord and the authority need and in what order, and when the space will actually be ready. We answer those at the survey, before you commit to anything, and you get a written estimate with a programme.

Space planning and design

We plan the layout around how your team works: open areas, meeting rooms, private offices, storage and breakout space. An office that feels cramped can often gain usable room from a better layout, without moving to a bigger unit.

Partitions, ceilings and flooring

Glass and solid partitions, suspended ceilings, and new flooring for work areas, meeting rooms and reception.

MEP: electrical, plumbing and AC

New power points, rewiring, plumbing for pantries and washrooms, and AC changes to suit the new layout. Our electrical and plumbing works team handles this, and because MEP works inside office premises can need their own authority approvals, we put those into the plan from the start.

Lighting

Lighting plans for desks, meeting rooms and reception, with fittings to match. See our office lighting service for the details.

Joinery and furniture

Reception counters, storage and built-in joinery. We can also select and install the furniture.

Technology integration

Power and connectivity are planned into the layout from the beginning, so desks, screens and meeting rooms work on the first day back.

How an office renovation works

  1. First call or WhatsApp. Tell us about the office, the size of the team and your timing.
  2. Survey and brief. We visit, measure, check the existing services and agree a written brief with you.
  3. Design and estimate. You get a layout, a design direction and a written estimate with a programme.
  4. Approvals. We prepare the documents your landlord, your building and the authority ask for.
  5. Works and handover. We run the works in the phases we agreed, keep you updated, and hand over a finished office.

Keeping your business running during the works

Few companies can close for a renovation. We plan the works in phases, so one part of the office stays in use while another is renovated, and we agree with you which teams move and when.

The building has its own say as well. Your building's management company sets rules for works, contractor access and working hours, so deliveries, lift use and noisy work follow those rules. We also sequence the MEP work so that power, data and AC go down for as short a time as possible, and we tell you in advance when they will.

Office fit-out approvals in Dubai

Office approvals depend on the zone. Which authority approves the work depends on where the property is: Dubai Municipality, the Dubai Development Authority, Trakhees or the Dubai Integrated Economic Zones Authority.

For offices in DDA zones, the contractor applies for a fit-out permit with the landlord's NOC and the tenancy (Ejari). Structural changes or a change of use need a separate building-modification approval. The DDA gives an estimated delivery of 2 working days for its fit-out permit, and its fit-out guidance asks for the landlord's approval before works start.

If the works touch fire alarms, sprinklers or escape routes, Civil Defence requirements apply.

Our guide to office fit-out approvals covers each authority in more detail.

What affects the cost of an office renovation

We don't publish prices. Your estimate comes from the survey and the brief, and these are the things that change it:

  • the floor area and the number of rooms
  • a refresh of finishes, or a full fit-out with a new layout
  • how much MEP changes: power, data, AC and plumbing
  • the specification of partitions, ceilings and flooring
  • furniture and joinery
  • the building's rules on working hours and access, and any phasing you need

Phasing has a cost of its own, because the same area may be set up, protected and cleaned more than once. For most businesses it is still less disruptive than closing the office for the whole job. For a longer explanation, read what drives renovation costs.

Tell us about your office and your timing. We'll survey it and send you a written estimate with a programme.

How long an office renovation takes

Every office is different, so instead of a headline figure we give you a programme with the estimate. It shows the approval stage, each phase of the works and the handover date. If you need to stay open, it also shows which areas are out of use and when. Three things tend to set the pace: how quickly the landlord and building management respond, the building's permitted working hours, and the lead time on items such as glass partitions or furniture.

Frequently asked questions

Do office renovations need approvals in Dubai?

Usually, yes. The approving authority depends on the zone: Dubai Municipality, the DDA, Trakhees or the Dubai Integrated Economic Zones Authority. In DDA zones the fit-out permit needs the landlord's NOC, and the building management sets rules for works and access. We prepare the documents with you.

How long does an office renovation take?

That depends on the size and the scope, so the programme comes with your estimate. It shows the approvals, each phase of the works and the handover date.

Can you renovate our office while we keep working?

In most cases, yes, by phasing the works so part of the office stays in use. We agree the phases, and the areas affected by each one, with you before we start.

Do you provide office design and 3D visuals?

We plan the layout and the design with you before any work starts, and you get 3D visuals of the proposed office so you can see the design before anything is built.

Do you handle electrical and MEP work?

Yes. Power, rewiring, plumbing and AC changes are part of our scope. MEP works may need their own authority approvals, and changes to fire alarms or sprinklers bring in Civil Defence requirements.

Can you install glass partitions?

Yes. Glass and solid partitions are part of our fit-out work, along with ceilings and flooring.

How much does an office renovation cost?

We don't publish prices. The cost depends on the floor area, how much of the layout changes, the MEP work, the finishes and furniture, and the building's rules on working hours. You get a written estimate after the survey.

Which areas do you cover?

We work across Dubai, including Business Bay, Downtown Dubai and Dubai Marina.

What about reinstatement at the end of our lease?

Read your lease before the design stage, because some landlords require the office to be returned to its original state when you leave. Tell us at the survey if your lease has a reinstatement clause, so the design takes it into account.

How should we plan an office renovation?

Fix the budget and the target date first. Then list what isn't working in the current space, and ask your team. Plan power and data with the layout, not after it. Check which approvals your zone and building need. When you compare contractors, look at the licence, the track record, how they communicate and the contract terms, and get more than one quote.
