What our home renovation in Dubai covers

REDO is a licensed home renovation company in Dubai. Some clients want a single bathroom redone; others want the whole house stripped back and rebuilt inside. We do both, along with kitchens, new layouts, electrics and plumbing, flooring, joinery and paint. Every job starts the same way: we survey the property, agree a written brief, and send you an estimate with a programme. Then we sort out the community or building approvals, run the works and hand the home back finished, with a 1-year warranty on key installations. You have one contractor to call, and that contractor answers for all of it.

    Whole-home renovation

A full renovation of a villa, townhouse or apartment: strip-out, new layouts where the building or community allows them, new services and new finishes. We plan the house as one project, so the kitchen, the bathrooms and the living areas end up finished to the same standard, done in an order that makes sense.

    Kitchens and bathrooms

Most owners start here. We replace cabinets, worktops, tiling, sanitaryware and fittings, and we move plumbing and electrics when the new layout needs it.

    Layout changes, walls and ceilings

Opening up a kitchen, adding a guest room or moving a partition changes how the home is used. This kind of work needs approval before it starts, so we build the approval into the plan from the first meeting.

    Electrical, plumbing and AC

Older homes often need new wiring, pipework or AC as well as the work you can see. We check their condition during the survey and put what is needed into the estimate, so it isn't a surprise halfway through the job.

    Flooring, painting and joinery

New floors, wall finishes, built-in wardrobes, storage and custom carpentry. Small on paper, but they decide how the finished home feels to live in.

    Turnkey projects and outdoor areas

If you want a single contract that runs from design to handover, our turnkey renovation service is set up for that. Outdoor areas and landscaping can be part of a villa renovation too.

How a home renovation works with REDO

    1. First call or WhatsApp. Tell us about the property, which rooms you want to change and roughly what you have in mind. We book a visit.
    2. Survey and brief. We measure, check the walls, services and finishes, and agree a written brief with you.
    3. Design and estimate. You get a design direction and a written estimate with a programme for the works.
    4. Approvals. We prepare the documents your community, building or authority asks for. Work starts once approval is in place.
    5. Works and handover. Our team runs the site and keeps you updated. At the end we walk through the home with you, close the snag list and hand it over finished.

Approvals for a home renovation in Dubai

What you need depends on the property and on the work. Small cosmetic jobs, such as painting or changing light fittings, usually need no permit. Work that changes walls, ceilings, partitions, flooring in larger units, electrics or plumbing needs approval before it starts.

The approving authority depends on where the property is: Dubai Municipality, the Dubai Development Authority, Trakhees or the Dubai Integrated Economic Zones Authority.

In master communities, the developer's own NOC comes first. Emaar communities use the "Home Modifications" request on the community portal. Nakheel asks for an NOC from its Urban Planning team, and changes to the façade or structure are not allowed.

Apartments follow the building's rules. In a jointly owned building, changes to the structure, the outside appearance or the common parts need the approval of the master developer, the Dubai Land Department and the competent authority. Your building's management company also sets rules for works, contractor access and working hours.

We prepare the paperwork with you and build the programme around these steps. Our guide to renovation permits in Dubai goes through each one.

What affects the cost of a home renovation

We don't publish prices. Two homes of the same size can need very different work, and a price list would be wrong for most of them. These are the things that move the number:

    • The size and type of property. A villa, a townhouse and an apartment have very different amounts of floor, wall and services to renew.
    • How much you change. Refreshing finishes costs less than moving walls, kitchens or bathrooms.
    • What is behind the walls. Old wiring, pipework or AC can add work that only shows up in a survey.
    • Materials and finishes. Tiles, stone, cabinetry and fittings vary a lot.
    • Approvals and building rules. Community and building requirements affect paperwork, access and working hours.
    • Whether you stay in the home. Working in phases around a family takes longer than working in an empty house.

After the survey you get a written estimate. If you are still setting a budget, read how renovation costs are worked out first.

How long a home renovation takes

Every full home renovation is scoped on its own, so instead of guessing a figure up front we give you a programme with the estimate. For parts of a home, these are the timelines we work to, depending on scope: a kitchen takes 2–6 weeks, a bathroom 1–3 weeks, and an apartment 2 weeks–3 months. Villas and townhouses are planned room by room and then as a whole. Approvals happen before the works begin, and the programme shows that time separately.

      Frequently asked questions

How long does a full home renovation take in Dubai?

That depends on the size of the home and how much changes, so the programme comes with your estimate. As a guide, a kitchen takes 2–6 weeks, a bathroom 1–3 weeks and an apartment 2 weeks–3 months. Villas are scoped one by one. Approvals come first, and the programme shows them separately.

Do I need permission from the developer, community or building?

For anything beyond cosmetic work, usually yes. In master communities the developer's NOC comes first. In apartment buildings, changes to the structure, the façade or common areas need approval, and the building management sets its own rules for works and working hours. We prepare the paperwork with you.

Can I live in my home during the renovation?

For partial work, such as one bathroom or a repaint, often yes. When the kitchen, the bathrooms or the wiring are all being redone, most owners move out for the main phase. At the survey we tell you which rooms can stay in use and plan the phases around them.

What affects the cost of a home renovation in Dubai?

Mainly the size and type of property, how much you change, the state of the services behind the walls, the finishes you pick, and your community or building's rules. We don't publish prices. You get a written estimate after the survey.

What types of property do you renovate?

Villas, townhouses and apartments, from one room to the whole home. We renovate offices as well.

What happens if hidden defects appear after demolition?

Sometimes old pipework, damp or wiring only shows once a wall or floor is opened. When that happens we stop that part of the work and show you what we found. The fix, and any change to the estimate or programme, is agreed with you in writing before the work carries on.

What do I receive at handover?

We walk through the finished home with you and close the snag list before handover. You also get a 1-year warranty on key installations.

How do I choose a home renovation contractor in Dubai?

Start with the trade licence. REDO's is DET 751468. Then look at experience with your kind of property, how clearly the contractor explains approvals, and whether the quote is written and detailed. Be careful with anyone who quotes without visiting, suggests starting before approval, or won't put the scope in writing.

How many quotes should I get, and what should the contract include?

Get more than one quote, all against the same brief, so you compare like with like. The contract should set out the scope, the materials and finishes, the payment stages, the programme, who obtains which approvals, how changes are agreed, and the warranty.

Is one renovation company better than hiring separate trades?

For anything bigger than a small repair, usually. With separate trades you end up managing the order of work and the approvals yourself, and when something goes wrong each trade points at another. One company answers for the whole job.
