Turnkey Renovation in Dubai
You sign one contract and talk to one project lead. We take the renovation from the first survey to a finished property, handed back to you ready to use.
Turnkey renovation in Dubai: what's included
With a turnkey renovation in Dubai, the whole project goes to one company. REDO designs it, prepares the approvals with you, runs every trade on site and hands the property back finished. There is one contract and one project lead. Owners pick this route when they don't have the time to coordinate a designer, a contractor and a handful of suppliers, or when they live abroad, or when they have tried managing trades themselves once already. It works for a home renovation of a villa or apartment and for an office renovation, whether the job is a full renovation or a large partial one.
How a turnkey renovation works
- First call or WhatsApp. Tell us about the property and what you want from it.
- Survey and brief. We visit, measure and agree a written brief with you.
- Design and estimate. You approve the design and receive a written estimate with a programme.
- Approvals. We prepare the paperwork. Work starts once approval is in place.
- Works and handover. One team builds it, your project lead keeps you up to date, and we hand over the finished property.
Approvals in a turnkey renovation
Approvals are part of a turnkey contract, but what they involve still depends on the property. Which authority approves the work depends on where the property is: Dubai Municipality, the Dubai Development Authority, Trakhees or the Dubai Integrated Economic Zones Authority.
In master communities, the developer's own NOC comes first. In a jointly owned building, changes to the structure, the outside appearance or the common parts need the approval of the master developer, the Dubai Land Department and the competent authority. The building's management company also sets rules for works, contractor access and working hours.
We prepare the documents with you, and work starts only once approval is in place. Renovation permits in Dubai explains each approval in more detail.
What affects the cost of a turnkey renovation
We don't publish prices. A turnkey estimate is built from your survey and puts design, approvals, works and handover into one figure. The things that move that figure are:
- the size and type of property
- how much of it you change, and whether walls or rooms move
- the condition of the electrics, plumbing and AC
- the materials and finishes you choose
- the community or building rules on access and working hours
On paper, a turnkey quote can look higher than the sum of separate trade quotes, because design and coordination are priced in. With separate trades those costs don't disappear. They land on your own time, and on the gaps between quotes that nobody priced.
Payments are split into stages linked to completed work, set out in your quote. For the full picture, read how renovation costs are worked out.
How long a turnkey renovation takes
The programme comes with the estimate. As a guide, and depending on scope, a kitchen takes 2–6 weeks, a bathroom 1–3 weeks and an apartment 2 weeks–3 months. Villas and offices are scoped one by one. The programme shows approval time separately, before the works.

Frequently asked questions
What is a turnkey renovation?
A renovation where one company handles the design, the approvals, the works and the handover under one contract. When it's done, you get the keys back to a finished property.
What is included, and what isn't?
Design, the approvals paperwork, all the building and finishing trades, project management and handover are included. Anything not in your itemised quote is excluded; we list exclusions in writing before work starts.
Who is my point of contact?
Your project lead, from the survey through to handover. The company is headed by Andrew Meyer, our Head of Projects.
How are payments staged?
Payments are split into stages linked to completed work, set out in your quote. Whatever the stages are for your project, they are written into the contract before work starts.
Do you handle the approvals?
We prepare the documents your community, building or authority asks for and plan the programme around them. Work starts only once approval is in place. In master communities, the developer's NOC comes first.
What warranty do I get?
A 1-year warranty on key installations.
Is a turnkey renovation more expensive than hiring trades yourself?
The quote can look higher, because design and coordination are included. Hiring trades yourself moves that work onto you, along with the risk of gaps between quotes and delays between trades. We don't publish prices, so the way to compare is a written estimate against the same brief.
Is turnkey the same as remodeling?
Not quite. Remodeling usually means changing a layout or how a space is used, while renovation restores or updates what is already there. A turnkey contract can cover either one, or both. What makes it turnkey is that one company is responsible for the whole job.
Can I do a turnkey renovation if I live abroad?
Yes. Turnkey suits owners who can't be on site often, because one person is responsible for the programme and the updates. You get regular progress updates with photos on WhatsApp.
