Villa Maintenance in Dubai
AC servicing, electrical and plumbing repairs, painting, carpentry, flooring and handyman work for Dubai villas, all from one licensed company.
Dubai is hard on a villa. The heat and sun strain the AC and fade the exterior, sand and dust clog the filters, and the humid months bring mould into kitchens and bathrooms. REDO's villa maintenance in Dubai covers the systems and finishes that wear out fastest: AC, electrics, plumbing, paint, woodwork, floors and the exterior. We are a renovation company as well, so when a repair stops making sense and a room is due for renovation, we can tell you, and do that work too. Either way, you deal with one company.
What our villa maintenance in Dubai covers
How villa maintenance works
- First call or WhatsApp. Tell us what needs attention, with photos if you have them.
- Survey and brief. We visit, look at the problem and check anything connected to it, such as the pipe behind a damp patch.
- Design and estimate. For a repair, you get a written estimate. For an upgrade, a design direction as well.
- Approvals. Most maintenance needs none. Where a job does, we prepare the documents with you.
- Works and handover. We carry out the work and check it with you before we leave.
Why Dubai villas need regular maintenance
In summer the AC runs most of the day, and a unit with dirty filters or coils cools less and works harder. Sun and heat break down exterior paint and the sealant around windows and doors. Dust gets into filters and vents. Humidity, together with poor ventilation, lets mould grow in bathrooms and kitchens. None of this happens overnight, but small faults left alone tend to become bigger repairs.
A simple checklist through the year helps:
- Before the summer, service the AC, clean or replace the filters and check the drain lines.
- During the summer, watch for units that run all the time without cooling, and for water marks under indoor units.
- After the summer, look at the exterior paint, the sealant around windows and doors, and any cracks in external walls.
- In the humid months, check bathrooms and kitchens for mould and make sure the extract fans work.
- At any time of year, deal with small leaks and electrical faults as soon as you see them, before they spread.
Approvals for villa maintenance
Most maintenance needs no permit. Small cosmetic jobs, such as painting or changing light fittings, usually need no permit. Work that changes walls, ceilings, partitions, flooring in larger units, electrics or plumbing needs approval before it starts.
Changes to your electrical installation need DEWA's prior approval.
If you want to change how the outside of the villa looks, check with your community first. In master communities, the developer's own NOC comes first: Emaar communities use the "Home Modifications" request on the community portal, and Nakheel asks for an NOC from its Urban Planning team, where changes to the façade or structure are not allowed.
What affects the cost of villa maintenance
We don't publish prices. What you pay depends on:
- the size and age of the villa
- which systems need work
- what we find when we inspect them
- the materials and replacement parts needed
- whether it is one repair or a longer list of jobs
Catching a fault early usually keeps the cost down. A slow leak fixed this week is a small job, and the same leak found next year can mean new plaster, paint and flooring. You get a written estimate before any work starts.
How long villa maintenance takes
Most repairs are booked after the visit, and the estimate tells you when the work will happen and how long it will take. When a room needs renovating rather than repairing, the timelines are longer: a kitchen takes 2–6 weeks and a bathroom 1–3 weeks, depending on scope.

Frequently asked questions
What does villa maintenance include?
AC maintenance, electrical and plumbing repairs, painting, handyman repairs, carpentry, flooring and exterior work. If the job turns out to need a renovation, we do that as well.
How often should villa maintenance be done?
At minimum, service the AC before every summer and check the exterior and the seals after it. Leaks and electrical faults should be fixed as soon as you notice them, whatever the season.
How often should I service the AC in a Dubai villa?
Before every summer at least, and again whenever it stops cooling well, makes new noises or leaks water.
Which areas do you cover?
Villas across Dubai, including Emirates Hills, Palm Jumeirah, Jumeirah, Dubai Hills Estate, Arabian Ranches, The Meadows, Jumeirah Golf Estates and DAMAC Hills.
Do you also renovate villas?
Yes. When a kitchen, a bathroom or the whole villa needs more than repairs, we can renovate it, and the same company that maintains the villa knows its history.
Why does paint peel so quickly on Dubai villas?
Usually a mix of sun, heat and humidity, moisture trapped behind the paint, and poor preparation before the last coat. We find and fix the cause before repainting, otherwise the new paint fails the same way.
How much does villa maintenance cost?
It depends on the villa, the systems involved and what we find on inspection. We don't publish prices. You get a written estimate before work starts.
